There are advantages to both pre-finished and unfinished flooring.  If you choose to purchase pre-finished hardwood flooring, the wood does not require any sanding or sealing saving you from cleaning up all the mess and also saving you from waiting a day or longer for the hardwood finish to dry.  Pre-finished flooring is sealed on an individual board by board basis.

If you choose to use unfinished hardwood flooring the biggest benefit is that when sealing the wood you get a uniform seal; one of the main reasons professionals use unfinished hardwood.  It is easier fixing up gaps on unfinished flooring that finished flooring; you get a better finish whereby people cannot see any fix ups.  Sealing the unfinished flooring at the same time also protects the wood from moisture getting in and if this occurs it can really damage your hardwood flooring.

Another choice you need to make when choosing hardwood flooring is not the colour stain but the type of surface.  There are generally two types of surfaces people choose from, the planed surface look which is done by a machine giving the wood a smooth even finish or there is the handscraped hardwood, giving you the look of a more rustic lived in look.  The choice is yours.
